This is a question we’re getting a lot right now. Homeowners trying to decide if now is the best time to re-roof their home or if they should wait until spring. There isn’t a cut and dry answer to this question. It depends on four main factors.
1. Your Current Roof’s Condition
If you have a significant issue like roof rot or an expensive roof leak that would require you putting a lot of money into a roof repair on a roof that you’re just going to replace next year, re-roof now. If there are no major issues but you know it’s getting close to time to re-roof, you can likely safely put it off until spring.
2. Budget
We understand that a new roof can be a significant investment. If you know you don’t have the cash now and won’t have it by spring, look at HELOC and home re-financing. With rates at historic lows, you may find that you can refinance your home with cash out, keeping the same term and the same or similar payment.
3. Scheduling
If you’re someone who likes to know when something’s going to happen and for it to be done when it’s scheduled, fall is better. Although we have fall rain, they’re more often a day or two at a time events rather than several rainy days in a row that lead to multiple reschedules. This isn’t a guarantee that your roof will be installed the day it is originally scheduled, but it’s more likely. Plus, we’re generally less busy in the fall so you’re more likely to get a quicker install date upon contract signing.
4. Safe on Winter Heating Bills
Chances are good that you’re replacing a three-tab shingle roof with an architectural style roof. Newer architectural style roofing is thicker and therefor more insulative than older 3-tab roofing. Plus, your roofing company can check that your ventilation and insulation is in good condition when they replace your roof which will make it more energy efficient all year long.
